For this invoice I came to preform a two system tune up. The downstairs system which I replaced the indoor evaporator coil in august of last year had a leak at the schrader port on the suction line. I tightened it up and added a few ounces to recharge the system. The indoor was at a 9° temp split but is now putting out 50°.

Check voltage in generator. Voltage fluctuates +/- 1.5VAC. Called generac tech support. Tech support stated that the voltage was within range and changing the voltage regulator could potentially fix the flickering lights inside but it is not a guaranteed fix since voltage is within spec. Tenant had “fixed” (retapped) the large flex back to supply plenum. Pics show where it was moved from being the last tap on the trunk to the 1st tap to gain more airflow by a previous tech several weeks ago. This fed master bedroom 1st floor area that had zero airflow. 3500+ sq ft home, 3 zones. Appears the 2nd flr zone damper ( pic with controller with green light) has failed open allowing majority of air to go to 2nd floor. Stat set on 78- room temp is at 70 with all registers closed. Company last week replaced master damper control board for zone system, wouldn't leave 2nd floor damper manually closed because zero air would reach stat on 2nd flr thus keeping constant call for cooling on single supply AC system. They recommend replacement of entire HVAC system with several systems and get rid of zone system all together. Tenant also thinks they may have bid to just replace damper. For this job, I completed a p.m. checking to make sure the system is running and operating correctly for the summertime weather. I checked amp draws between the compressors, contactors fan motors, and capacitor. Also checking the subcool and superheat the refrigerant charge and made sure there was a correct temp split. I did adjust the temperature swing on the thermostat to help. Make sure the system turned off when it needed to.

Brother shop I arrived. It was informed the outside system was not running and the thermostat was not calling for the condensing unit. It was determined I was getting proper voltage and proper low-voltage to the board, but the system still was not working. I checked for a break in the lines in the low voltage side and also checked to make sure our safety switch wasn’t going bad and causing the system to break communication. It was determined a new board for the outdoor condensing unit will need to be ordered and replaced. I spoke with the customer about this and they would like a price on replacing the board on the outdoor condensing unit.

I checked the refrigerant levels, sub cool and superheat, and made sure the charge is correct. I also checked the capacitor to make sure it was not going bad And I checked for a temp split which I got a 17° temp split the system at the time of me being here is running and operating correctly.

For this job I arrived and was informed the system was not cooling upon inspection and getting on the roof, checking pressure levels in the condensing unit. It was determined that the issue lied somewhere inside the air handler located in the ceiling grid upon further inspection I noticed the system was not getting 24 V between yellow and common and I tested for tone between the float switches The secondary float switch was clogged with sludge and causing the system to not run in cool mode I vacuumed out the sludge in the air handler, and the pump in the system is running and operating correctly at this time.

For this job, I done a preventive maintenance on a train package unit located on top of the roof at the secondary restaurant. I swapped out the filters checked blowers motor compressors compressors amp draws, and make sure the system was running. There is a restriction due to the hail damage on the outside condenser coils and it is recommended for a cool replacement. I swapped out filters and blew out drain lines with nitrogen at this point the system is running at the best of its capability due to the hell damage preventing adequate airflow.
