08/30/25:Worked on trane system over obt kitchen Had power coming in checked low voltage and noticed the phase indicator light was red. Started checking each high voltage wire back to contractor from line to load third leg only had 80 as I followed it to the heat kit where the fuses were had 280 on one side of third leg and 80 on the other. Turned power off to system from disconnect tested the class T 600 vac 70 amp fuse and it was dead tested the other two to be sure everything else was fine Got a temporary 80 amp fuse from Chris to get it by Kenny mentioned one of the fan motors was going out, however the delay had been turned off on the thermostat so after turning power on before I could make it to secondary switch and test power across the fuse, the fan motor closest to compressors had already started smoking and popped the main breaker After disconnecting the fan and blanking off the top reset main breaker and then started turning on the rest of the power sending it to the unit(d
For this job, I was informed the system had a loud screeching noise coming from the air handler located in the lastinger building second story hallway across from unit 210 upon inspection. It was determined the belt was stretched and was in need to be replaced. I replaced the belt with a new AX 48 belt and the system is running at full operation with no sound.
We changed out the txt on the indoor evaporator coil. Checked charge and wrapped up.
Large leak in evaporator coil. Not repairable. CONDENSING UNIT CARRIER UNIT 15 SEER
Completed preventative maintenance, ran generator and verified proper voltage and frequency, as well as replaced battery due to having 0% charge and bad cell. During simulated power outage, generator would not recognize utility power failure and run. Referred customer to Emergency Standby Power (850)862-6540.
Noise coming from blower in return air box. Filters so dirty the blower couldn’t get air causing it to squeak and squeal. Replaced filter with customer supplied filter and noise stopped. Complete. Scott k
Oil change finished. Unit failed to start due to faulty starter. Will need estimate and replacement for starter. New contact number: 850 382 2250 (Harry Miller).
Replaced controll board and reset exercise time to Mondays at 11:40am. Adjusted voltage to 239VAC as well as completed a simulated power outage. All equipment tested properly with no issues.

For this job, I did a preventive maintenance on the indoor and outdoor system checking to make sure everything is going to be working properly for this upcoming winter. I checked all amp draws between the compressors, contactors fan motors, and capacitor, as well as the heat strips to make sure both the heat strip and heat pump was kicking in correctly. All pressures and systems are functioning and operating correct correctly.
For this job for Mrs. Ezell I came to perform a two system maintenance on their two Mitsubishi mini split systems. The system in the bedroom had no fault codes and was reading good amp draws as well as refrigerant pressures. Both systems were much cleaner than the last time I was here and had to deep clean them. I sprayed mildew killer on the indoor evap coils and sprayed down the outdoor coils. The indoor coil on the master bedroom side had heavy rust.
Generator failed to start issue needs troubleshooting.
Annual complete. Tested and verified functionality of transfer switch and electrical system.
Performed Annual Pm on system. Filters looked brand new. Blew out drain as proactive measure. All voltages and amps within parameters. Pressures looked good, note outside temp was 68. 73 indoor return with 51.8 Supply. Also checked Hot water heater. Only pm was blow out filter. Complete, Scott K
For this job we arrived to find a leak in the coil. Spoke with Scott about replacing the system or coil.
Upon arrival found that generator control board was causing transfer switch to not return to utility supply. Need to replace controller before further testing.
2nd bi-annual complete. Tested and verified functionality of transfer switch and electrical system.
Annual complete. Oil change complete. Upon simulated outage all functions worked as intended until the retransfer. Once commercial was restored, generator would not retransfer. Contour board will need to be replaced. All other functions worked as intended.
For this maintenance I came to find that the ameristar unit from a few years ago was working very well. The temp out of the plenum was 54° with a 76° return air temperature. The amp draws on the motor we’re just at 2A. The indoor blower motor capacitor was reading well at 19mfd out of 20. The outdoor capacitors were reading 14.1/15 and 69.8/70mfd. The refrigerant pressures also looked good with a sub cooling of 6.4° and a superheat of 24.2°. The only thing I saw of note was some bacterial growth on the indoor evaporator coil which would need a uv light to help sterilize and prevent further build up.
Bad suction pressure sensor. Warranty part. Pro Tech - 47-103454-05. Complete, Scott and Leo.
Completed preventative maintenance as well as a check of the electrical system and transfer switch function. During maintenance, found that generator voltage regulator is starting to fail. Customer would like price before repair.
